In January 2017 we received an email from a customer (Mr B) asking if we could design and manufacture an oak framed annexe for an elderly relative. Mr B was aware that planning permission was required and had hoped that the project could be completed by November that year.
No time to waste!
Our designer Will set about creating an adaptation of our ‘Kinsham’ as this was similar in profile to a sketch the customer had provided. Adapting ‘the bones’ of a pre-designed building enables us to keep costs to a minimum whilst creating a building which ticks all the boxes for our customers.
Arriving at a final design takes considerable thought and time by our designers. This entails close, ongoing communications and discussions with customers. Mr B visited our offices and demo annexe to discuss the finer detailing during early April and everything was agreed as being suitable a few days later.
We offer a planning drawing service whereby the customer pays a fee initially but is refunded in full when they confirm their order. Planning drawings were prepared by us and Mr B submitted a planning application shortly afterwards.
On confirmation of planning permission being granted we included the project in our production schedule and set about ordering the framing materials and joinery items.
Our local approved contractor had in the meantime quoted for the main site construction tasks whilst Mr B had arranged for some other items such as plumbing and electrics to be undertaken by another contractor.
The oak frame was traditionally crafted in our workshop and was delivered along with the joinery and ancillary items on August 17th after which the site works began in earnest.
The results were stunning!
The open plan sleeping area created extra space and a feeling that the building is much larger than it actually is (total footprint is 8m x 5.10m). The entire oak frame has been exposed to the interior creating character wherever you look. The building nestles timelessly into its surroundings and has weathered to look like it’s been there forever.
The French doors and full height windows offer additional access, ventilation and light, whilst creating the perfect opportunity to view the fields and wildlife from inside, or to step outside onto the graveled patio.
The ‘catslide’ area of the roof has been cleverly utilised to accommodate the shower room and kitchen plus a generous storage cupboard which was ‘built in’ to suit the shape of the roof.
Oak flooring and skirting boards finish the interior off beautifully making this one of our cutest and most practical annexes to date.
